What Is a Real Estate Appraisal?

A real estate appraisal is a professional estimate of a property's current market value. It is typically conducted by a licensed or certified appraiser who evaluates the home’s condition, features, location, and recent comparable sales in the area.

An appraisal is not the same as a home inspection or a CMA (Comparative Market Analysis) done by a real estate agent—it is a legal, independent valuation that lenders, courts, and government agencies rely on for financial and legal decisions.

When Do You Need an Appraisal?

You may need a real estate appraisal for a variety of purposes, including:

  • Home Purchases – Lenders require an appraisal to ensure the property is worth the loan amount.
  • Refinancing – Accurate appraisals help determine eligibility and rates for refinancing.
  • Estate Planning or Settlement – Executors often need a fair market valuation for probate or estate division.
  • Divorce or Legal Disputes – An impartial, professional valuation is essential for equitable property division.
  • Tax Appeals – If your property tax assessment seems too high, an appraisal can support your case.
  • Pre-Listing Appraisals – Know your home’s true market value before putting it on the market.
  • PMI Removal – Appraisals are often required to remove private mortgage insurance (PMI).

Our Appraisal Process

We follow a thorough and transparent process to ensure every appraisal is credible and defensible:

  1. Initial Consultation - We gather basic information about the property, purpose of the appraisal, and deadlines.
  2. Property Inspection - A detailed walkthrough includes measurements, photos, and an evaluation of the home’s condition, layout, and features.
  3. Market Analysis - We analyze recent sales (comps), current listings, neighborhood trends, and external market factors to determine value.
  4. Valuation Report - A comprehensive, USPAP-compliant appraisal report is delivered, clearly explaining how the value was determined.
  5. Follow-Up Support - We’re available to answer questions, provide clarification, or support your next steps.

Shonn Moulton Windham, ME Real Estate Agent Headshot

About Shonn

Shonn Moulton was born in California but has proudly called Maine home since the age of three, returning to the state where his family has lived for generations. A true, down-to-earth Mainer, he grew up in Kittery and spent his youth enjoying all the seacoast had to offer. He later moved to the Portland area to attend the University of Southern Maine, where he earned a B.A. in History. Since 1994, Shonn has been deeply rooted in the Greater Portland area—a community he fell in love with during college and proudly calls home.

Shonn’s passion for service and community engagement is reflected in his extensive involvement at both the local and state levels. He served two terms on the Gorham Town Council (2006–2009 and 2012–2015), currently serves on the Windham Planning Board (since 2023), and is an active member of Windham’s Assessment Review Board. He has also volunteered countless hours coaching Babe Ruth and Little League softball. His commitment to his profession is equally strong: he currently serves as a Director on both the Greater Portland Board of Realtors and the Maine Association of Realtors.

These leadership roles across multiple boards and organizations have given Shonn a broad, informed perspective on Maine’s real estate market and regulatory landscape. His clients benefit directly from this unique vantage point, as well as from his hands-on experience and in-depth market knowledge.

Shonn’s love for history, architecture, and community naturally led him to a career in real estate. A long-time home improvement enthusiast, he has always enjoyed renovation projects and offering design advice. Even before becoming a licensed Realtor in 2016, he had personally bought and sold multiple properties, giving him practical, relatable insight. In 2018, he became a licensed Real Estate Appraiser, further expanding his expertise. By 2021, he founded The Moulton Group, offering clients a more personalized, independent approach to real estate.

As both a Real Estate Broker and Appraiser, Shonn provides a comprehensive and balanced understanding of Maine’s housing market. He is known for his honesty, diligence, and thoughtful approach to helping clients achieve their goals.

Clients describe Shonn as approachable, responsive, and always willing to go the extra mile—whether it’s answering a quick question, tackling a complex challenge, or sharing a well-timed laugh. Outside of real estate, he enjoys spending time with his wife Emily, daughter Sage, stepson William, and their beloved pets. An avid outdoorsman, he loves hiking, kayaking, camping, and traveling whenever he can.
